OUR SUSTAINABILITY
STRATEGY

Since 2020, Avenida Escazú has had a sustainability strategy that comprehensively manages its ESG impacts (Environmental, Social, and Governance).

To design it, participatory sessions were held with the attendance of 133 people, representatives of priority interest groups. In those sessions, the vision of what Avenida Escazú would look like in 2030 was developed, the impacts that needed to be addressed to achieve that vision were identified, creative solutions were created, and the way in which the topics would be addressed was prioritized — resulting in clear, actionable plans.

Governance is the set of structures, processes, and practices that guide our decision-making. It's not just about who decides, but also about how decisions are made, who participates, and how follow-up and accountability are provided.

Avenida Escazú is a project that belongs to Portafolio Inmobiliario, one of the leading developers of industrial, corporate, commercial, residential, and mixed-use projects in the Central American region. It was founded in 1998 and consolidated in 2003 as a real estate, real estate development, and asset management company.

Portafolio Inmobiliario has a 2025-2030 Strategy with a double materiality approach, where Governance is one of the priority topics. Due diligence in processes and structures, along with transparency in decision-making, is fundamental for Avenida Escazú and other company projects to be sustainable, generate shared value, and build long-term trust.

Success Cases

Rutas Naturbanas Escazú

Rutas Naturbanas is an initiative that proposes that urban rivers, traditionally relegated, become a central element in urban life again, highlighting their ecological, landscape, and cultural value.

During 2024, we completed and inaugurated the first section of Rutas Naturbanas in Escazú, with a length of 170 linear meters. This space, designed as an inclusive urban corridor, pedestrian and with a bike lane, incorporates multiple amenities that reinforce the environmental, educational, and recreational experience.

From Portafolio Inmobiliario, we sponsor and manage the design, construction, and operation of the first section. In coordination with the Rutas Naturbanas Foundation, the project was developed by our design team together with Biofílica, to ensure a proposal aligned with the principles of inclusion, accessibility, and ecological regeneration established by the foundation.
